A small patch is usually $350–$650, a section replacement $800–$1,800, and a full room re-sheet $2,500–$4,500 depending on size, access and finish. Every job is quoted fixed-price.
A sagging ceiling means the plasterboard has lost its fix to the joists, usually from water or aged adhesive. It can come down without warning. Don't walk under it — text us a photo and we'll prioritise the inspection.
Yes — most damaged ceilings only need a section replaced, not the whole room. We cut a clean square back to joist centres, sheet in, set, sand and texture-match so the repair is invisible.
A patch is 2–3 short visits over 3 days for drying time. A full room re-ceil is usually 3–5 working days including the set, sand and texture stage.
Yes — apartment ceiling repairs are a regular part of our work, including coordinating with strata managers and neighbours when access is needed from above.
